Deadline looms for key Hampshire Police properties8th August 2013
Two of the largest properties owned by the Police and Crime Commissioner for Hampshire are up for sale, with all applications to be received by September.
National commercial property consultancy Lambert Smith Hampton (LSH) has been appointed to market several key sites for the Police and Crime Commissioner for Hampshire, following a review of Hampshire Constabulary’s estate portfolio. The Commissioner owns the estate in which the police force operates.
The deadline is fast approaching for sale of the two largest sites in the portfolio: West Hill, a 5.84 acre residential redevelopment site in Winchester, and Alpha Park,166,112 sq ft of industrial space on Chandler’s Ford Industrial Estate in Eastleigh. Both sites are on the market until early September 2013.
Alpha Park is open to offers until 5 September and West Hill is seeking expressions of interest by 6 September.
A significant level of interest has already been received for both sites from investors, developers and owner occupiers and LSH is keen to hear from any further potential buyers ahead of the deadline.

LSH has been appointed to market 30 of the Police and Crime Comissioner’s properties including police stations, operational properties and a number of residential buildings and sites involving the Agency, Planning, Building Consultancy and Lease Advisory divisions of LSH.
The work is part of Hampshire Constabulary’s Estate Development Programme, a project set up to plan the future of the estate. Following evaluation of the property portfolio, any sites deemed unsuitable for current or future policing needs are being offered up for sale. The capital raised from these sales will be reinvested into new headquarters, two new Police Investigation Centres and an extensive refurbishment programme of existing buildings.
West Hill is a 5.84 acre residential redevelopment site, located on Romsey Road in Winchester. Currently the headquarters for Hampshire Constabulary, the West Hill site comprises a main building: a 66,452 sq ft, eight storey office block built during the1960s; several stand alone temporary storage buildings and semi-detached houses.
The site benefits from an outline planning consent, which includes demolition of all existing buildings, residential re-development to provide 294 units (comprising 100 one bed units, 186 two bed units and eight three bed units) access, parking and amenity space.
West Hill is in a sought after location, approximately 0.3 miles west of the city centre and 0.5 miles from the mainline railway station, which has direct services to London Waterloo within one hour.

Alpha Park comprises 166,112 sq ft of industrial space on the well established Chandler’s Ford Industrial Estate in Eastleigh.
The Alpha Park site includes a large headquarters, production and warehouse facility and would be suitable for owner occupiers, investors or developers.
Chandlers Ford Industrial Estate is a well established employment area in Eastleigh. The estate offers good access to J12 and J13 of the M3 and is close to J5 of the M27. Eastleigh town centre is approximately one mile to the east and Southampton city centre is approximately 5 miles to the south. Chandlers Ford train station is within 1/2 a mile.
